For general contractors
COI tracking service for general contractors who have better things to do
CertChase is a COI tracking service for general contractors. COI management for a general contractor means every subcontractor on every job has a current certificate that meets your contract before they set foot on site. We collect, read and chase them for you, then give you a weekly list of what is covered, expiring or missing.
Why do certificates slip through for GCs?
Most subs renew annually, often with a different carrier or agent. The certificate you filed in January describes a policy that may end in April, and nobody tells you. Add a new sub starting next Monday and the folder becomes a guess.
The exposure is real: if an uninsured sub is injured or damages property, the claim can reach you as the general contractor and your own carrier. Coverage rules and exposure vary by state and contract. Ask your broker how it applies to you.
What do you actually hand back?
A weekly exception list. Not a dashboard to log into, a short list: covered, expiring in 30 days, expired, missing or wrong. Anything wrong comes with the reason, for example “umbrella limit below contract minimum” or “certificate holder name does not match.”
What do we need from you?
- Your active subcontractor list, with contacts if you have them.
- Your insurance requirements (the contract clause or a one-page summary).
- Any certificates you already hold.
That is enough to start. Use the free audit to see your gaps before you commit to anything.
Who is this not for?
Teams with only a few subs and a tidy spreadsheet. Start with the template, or our free plan for up to 12 subs, and revisit when it starts to hurt.
Frequently asked questions
How many subcontractors is the right size?
Roughly 13 to 250 active subs is where the paperwork gets heavy enough to justify a paid plan. Up to 12 is free here. Above 250 we quote it, or you may want an enterprise platform.
Do I need to change how I hire subs?
No. Keep your process. We plug in at the point a sub is awarded work and make sure the certificate arrives and stays current.
Can you work across several projects and states?
Yes, if each project’s requirements are provided. See our state pages for Texas, Florida and New York specifics.
What should a GC require from subcontractors?
That is for your contract, broker and counsel to decide. Our requirements template gives you a starting structure to edit.
