ACORD 25 vs ACORD 24: what is the difference?
ACORD 25 is the standard certificate of liability insurance. It shows general liability, auto, umbrella and workers’ comp. ACORD 24 is the certificate of property insurance. It covers buildings and contents. As a contractor, you want the ACORD 25 from your subs. Owners and lenders may also ask for a property form.

When you need ACORD 25
Almost every subcontractor relationship uses the ACORD 25. It is the form that lists general liability, auto, umbrella and workers’ comp with policy numbers, limits and dates. See how to read an ACORD 25 for a box-by-box walkthrough.
When ACORD 24 and other property forms show up
Property forms show up when someone owns or lends against a building. A lender may want proof the building is insured. A landlord may want proof a tenant insured their stuff. ACORD also has related forms, such as ACORD 28 for commercial property. Ask whoever wants it which form they accept.
What neither form does
Neither form creates coverage or changes a policy. They are summaries, and the certificate usually says so. If you need to be an additional insured, a waiver of subrogation or primary and noncontributory wording, that comes from policy endorsements. See additional insured endorsements explained.
Not legal or insurance advice. This is general information. Your contract, your state and your policy decide what applies to you. Ask your broker or attorney.
